Frequently Asked Questions

Straight answers to the questions we hear most from buyers and sellers in Ocala.

For Buyers

How do I start looking for a home in Ocala?

Start by getting pre-approved with a lender so you know your budget. Then tell us where and how you want to live. We will set up a search that sends you new listings as soon as they hit the market and schedule showings around your time.

Which part of Ocala is right for me?

It depends on how you want to live. NW Ocala is horse country near the World Equestrian Center, SW Ocala has many newer neighborhoods and shopping, and gated communities like Bellechase and Golden Ocala each offer their own lifestyle. Our community pages are a good place to start, and we are glad to talk it through.

What should I know before buying a horse farm or acreage?

Look past the house. Check the barn, fencing, arena footing, water, drainage and how many horses the land can carry, and confirm what the zoning allows. We walk through all of this with you before you make an offer.

Do I need a home inspection?

We strongly recommend one. An inspection tells you about the condition of the roof, systems and structure before you commit. Depending on the property, you may also want a wind mitigation, termite or well and septic inspection.

How long does it take to close?

Many financed purchases close in about 30 to 45 days after the contract is signed. Cash purchases can close faster. We will give you a timeline for your purchase once you are under contract.

For Sellers

How do you decide on a list price?

We look at recent sales of similar homes nearby, the homes you would compete with today and how buyers in your price range are behaving right now. You get our recommendation and the numbers behind it.

What should I fix before I list?

Not everything. We help you focus on the repairs and touches that matter to buyers in your price range and skip the ones that will not pay off.

How will you market my home?

Your home goes on the MLS and the major home search sites with good photos and a clear description. We handle showings and keep you updated on feedback.

Can you help me sell land or a farm?

Yes. Land and equestrian property need a different approach than a typical home. We help you present what makes the property work, from acreage and zoning to barns and fencing.

What does it cost to sell?

Selling costs include the brokerage commission, title and closing costs and any repairs you agree to. Commission is negotiable. We will go over an estimate of your costs before you list.
